Fixture financing

A financing structure where the lender takes a security interest in equipment that is or will be installed as a fixture in residential property — historically the basis for NOSI registrations on Ontario homes.

Fixture financing covers the installer-finance company arrangement that drove most door-to-door Ontario HVAC sales: equipment installed as a fixture, financed over 10-15 years, with a security interest registered on title.

The 2019 NOSI ban changed the registration mechanics but did not eliminate fixture financing arrangements.
