The real Greener Homes Grant
The Canada Greener Homes Initiative is a federal programme that has, in various forms since 2021, offered grants and financing to homeowners for heat pumps, insulation, windows, solar, and related home retrofits. The programme is administered by the federal government. It works through a registered energy advisor evaluation, an application process, and direct payment to the homeowner.
It does not knock on doors. It does not pre-authorise specific installers. It does not lock homeowners into 10-or-15-year private financing contracts.
The door-to-door version
Ontario door-to-door HVAC operators discovered very early that Greener Homes branding was useful. The pitch typically goes something like this:
- “We're part of the Greener Homes programme.”
- “Your home qualifies for a federal heat pump rebate — but only if you sign today.”
- “The rebate covers most of the cost; your monthly payment is just the difference.”
- “The programme is ending soon — you have to act now.”
Behind that pitch sits the same long-term financing structure we have documented across every other door-to-door HVAC contract: a 10-to-15-year term, a total obligation many times the equipment's installed value, an assignment to a finance company, and frequently a registration on title.
The promised grant amount, in many cases, is never delivered. Even where it is, the underlying contract usually still represents a deeply unfavourable deal for the homeowner.
What the 2018 amendments give you
For Greener-Homes-branded door-to-door agreements, three grounds in the 2018 amendments are particularly relevant:
- Unfulfilled rebate promises. Where the rebate or grant was a key part of the inducement and never paid out, the agreement is challengeable on this ground alone.
- Unsolicited contact. Door-to-door sales of essential home equipment are restricted under the amended Act regardless of the branding used.
- Misrepresented energy savings. Energy savings claims that did not materialise are a recognised misrepresentation.
